How much does a kitchen remodel cost on Cape Cod?

In New England, the 2025 Cost vs Value Report puts a midrange minor kitchen remodel at $28,936, a midrange major remodel at $84,000 and an upscale major remodel at $172,718. Cape Cod kitchens land within or above that range depending on cabinetry, layout changes, trade permits and finish level.

No published survey prices kitchens town by town on the Cape, so start from regional benchmarks and adjust for the choices that move a Cape Cod kitchen up or down. This guide also covers permits, cabinetry and planning a remodel in a second home.

What do published kitchen remodel cost ranges show?

The Cost vs Value Report, published by Zonda and the Journal of Light Construction, prices three kitchen projects for 119 U.S. markets. Each project is a 200-square-foot kitchen with 30 linear feet of cabinetry, so the figures compare like with like.

What each project includes:

  • Minor, midrange: cabinet boxes stay; new shaker-style doors, drawer fronts and hardware; new range and refrigerator; new laminate counters, sink and faucet; resilient flooring and paint.

  • Major, midrange: a new functional layout with semi-custom wood cabinets and a 3 by 5 foot island, laminate counters, new appliances including a vented range hood, custom lighting and new flooring.

  • Major, upscale: custom cabinets with interior accessories, stone counters, a tile backsplash, built-in refrigerator, commercial-grade cooktop and vent hood, wall oven, new general and task lighting, and tile flooring.

What do homeowners actually report spending?

Homeowner surveys show a lower middle of the market. The 2026 U.S. Houzz Kitchen Trends Study, a survey of 1,780 homeowners fielded in July 2025, reported these medians:

Houzz figures are national, self-reported and not adjusted for inflation; Cost vs Value figures are modeled contractor job costs for a defined scope.

What drives the cost of a kitchen remodel on Cape Cod?

Scope sets the base cost, and a handful of decisions move it most:

  • Layout changes. Moving a sink, range or wall means new plumbing, gas, electrical and sometimes structural work. Keeping the existing footprint avoids most of that work.

  • Cabinetry. Stock, semi-custom and custom cabinets differ in price, fit and lead time (see below).

  • Counters and backsplash. The step from laminate to stone is one of the main differences between the midrange and upscale Cost vs Value projects.

  • Appliances and ventilation. Commercial-grade ranges and large hoods add cost and can trigger code requirements for makeup air.

  • Condition behind the walls. Older Cape houses can hide outdated wiring, undersized circuits or water damage that only shows once cabinets come out.

  • Finish level and scale. Houzz found a median of $75,000 for major remodels of larger kitchens against $46,000 for smaller ones.

Stock, semi-custom or custom cabinetry: what is the difference?

The cabinet type you choose shapes both cost and schedule. In the Houzz 2026 study, 46% of renovating homeowners chose custom cabinets, 33% semi-custom and 10% stock.

Type

How it is made

Fit and options

Lead time

Stock

Standard sizes built ahead of demand

Fixed sizes, filler strips close gaps

Shortest; often from inventory

Semi-custom

Built to order from a catalog of sizes and finishes

Adjustable sizes, more door styles and finishes

Longer; built after you order

Custom

Built for your room by a cabinet shop

Any size, species, profile or finish

Longest; built after drawings are approved

Cabinet makers do not publish a single standard lead time, so ask for a written ship date before demolition is scheduled. For custom kitchen cabinets on Cape Cod, the practical gain is fit: cabinets built to the actual walls of an older house, including out-of-square rooms, sloped ceilings and built-ins.

Massachusetts law also governs deposits. Under M.G.L. c. 142A, section 2, a deposit on a home improvement contract for an owner-occupied home of one to four units may not exceed the greater of one-third of the contract price or the actual cost of special-order or custom-made materials that must be ordered in advance.

What permits does a Cape Cod kitchen remodel need?

Most kitchen remodels need at least one permit, even when no walls move.

  • Building permit. The Massachusetts Residential Code, 780 CMR R105.2, exempts "painting, papering, tiling, carpeting, cabinets, counter tops and similar finish work" from a building permit, but notes that permits may be required for electrical, plumbing or gas work. Removing walls or changing structure needs a building permit.

  • Electrical. Under M.G.L. c. 143, section 3L, anyone installing wiring or fixtures for hire must notify the town's inspector of wires before work starts or within five days, and again when the work is complete.

  • Plumbing and gas. Under 248 CMR 3.05, plumbing or gas fitting work cannot be installed, altered or replaced until the inspector issues a permit, and permits go only to licensed individuals.

Your town building department has the final word on what applies. If the house sits in a historic district or near wetlands, exterior changes such as a new window or vent may need separate review; see our guide to Conservation Commission and flood zone permits.

How do coastal humidity and a seasonal house affect material choices?

Wood exchanges moisture with the surrounding air. Oregon State University Extension explains that wood swells and shrinks as relative humidity changes, that coatings slow this exchange without stopping it, and that wood should be installed at the moisture content of the space where it will be used.

On the Cape, that matters in three ways:

  • Acclimate wood on site. Cabinets, trim and wood flooring should sit in the conditioned house before installation.

  • Plan for closed-up months. A second home left unheated or without dehumidification will move more than one kept at steady conditions. Painted panel doors and wide solid boards show it first.

  • Size ventilation correctly. Under the residential code adopted in Massachusetts, a range hood rated above 400 cfm of exhaust needs makeup air when certain fuel-burning appliances are inside the home's air barrier, and kitchen hoods must duct to the outdoors unless a listed ductless hood is used.

How do you sequence a kitchen remodel in a second home?

About a third (33%) of Barnstable County's housing stock is used for seasonal use or as second homes, according to the Cape Cod Commission's April 2026 housing profile. Many Cape kitchen remodels happen while the owner is somewhere else, which changes the order of work.

  1. Finish design and selections first. Approve drawings, cabinets, counters and appliances while you can visit.

  2. Order long-lead items before demolition. Cabinets and specialty appliances set the schedule; the kitchen should not be torn out until ship dates are confirmed.

  3. File permits early. Building, electrical, plumbing and gas permits each carry their own inspections.

  4. Agree on remote decisions. Decide in advance how photos, change orders and site questions will reach you.

  5. Plan around the season. Decide whether the kitchen must be usable for a rental period or family visit, and work back from that date.
