For this Orleans residence, that story reaches back to 1958, when the property became a summer gathering place for a family drawn to art, nature, and the idea of living lightly on the land. Decades later, the opportunity to create a new year-round home called for more than a replacement building. It called for a careful continuation of what had always made the property meaningful.

Designed by ZeroEnergy Design and constructed by Cape Associates, the home brings that legacy into a new chapter. Its modern form, expressive exterior palette, and close relationship with the surrounding landscape reflect the family’s creative history, while its resilient envelope and efficient systems support the comfort and durability expected of a contemporary Cape Cod residence.

A Legacy Reinterpreted

The original retreat was never simply a seasonal structure. It became the place where family members returned, reconnected, and displayed pieces gathered through travel or created by artists within the family. The new house respects that history without trying to reproduce the past. Instead, it carries forward the same priorities: space for art, room to gather, and an everyday awareness of the natural setting.

Bright red and orange accents are balanced by cedar, giving the exterior a confident identity among the trees. Inside, an open living, dining, and kitchen area serves as the heart of the home. The plan supports both quiet daily routines and larger family occasions, with storage and work areas integrated cleanly so the architecture remains open and calm.

Living With the Landscape

Outdoor spaces are treated as essential rooms rather than additions. At ground level, an open porch expands the living area and uses broad stepped decking that can also become informal seating during family gatherings. Above, a roof deck offers the feeling of being among the trees, with a glass railing that preserves the view and an outdoor kitchen that extends entertaining into the landscape.

Beside the roof deck, a living green roof brings vegetation to eye level while helping manage stormwater. Solar panels share the rooftop, allowing environmental performance to become part of the architecture rather than a separate layer. Throughout the home, carefully positioned windows encourage natural light, views, and passive ventilation.

Performance Designed Into the Home

On Cape Cod, sustainable building must also be durable building. The residence incorporates coastal storm reinforcement, high-performance windows, and an insulated enclosure designed to limit heat loss and reduce thermal bridging. Radiant floors provide steady comfort, while whole-house ventilation and filtration support healthy indoor air.

Material choices reinforce the same approach. Bamboo flooring, recycled-glass tile, durable exterior cladding, and responsibly sourced decking were selected with longevity, maintenance, and environmental impact in mind. The completed home earned LEED Gold and ENERGY STAR certification, demonstrating that high performance can be integrated with warmth, character, and a strong sense of place.
